We believe in transparency, so there are no hidden fees – making it as simple and straightforward as possible to manage your investment.
Our management fee is 10% + VAT of the rent. There is no lettings fee for the first year, which costs just £295 after this to find a new tenant(s). Maintenance costs are fully managed by Select Residential and charged directly to you or the tenant, depending on who is responsible.

We require landlords to have Rent Guarantee Insurance. Why?
Rent Guarantee Insurance protects your investment, ensuring that you continue receiving rental payments if your tenant is unable or unwilling to pay. It also handles legal action and costs should a tenant need to be evicted.
Rent Guarantee Insurance can be arranged directly through Select Residential and costs as little as £13.50 per month with the following features:
If a tenant does not pay rent, you will receive the rental amount in full indefinitely until vacant possession is obtained.
If your property can’t be re-let due to tenant damages, 50% of the rent will be paid for up to three months.
Your property is insured for up to £50,000 in legal cover.
